Build It And They Will Come

Great piece from Rick Rowe at KTBS in Shreveport. Cabin building continues to flourish near Beavers Bend State Park and Broken Bow Lake.

I’ve written many articles about the cabin game in Southeastern Oklahoma. Scroll through my blog to find out what to do, avoid, etc. You must have something to differentiate your cabin from others if you want a large following and great income.

We’re fortunate our Mountain Vista cabin has spectacular 50-mile views and acres of seclusion. This separates us from many other cabins.

Resort Fees Getting Rocked

I’ve done media about luxury vacation rental resort fee scams for years. My feedback has been 99.9% positive…except for those charging you these ridiculous insurance, cleaning, hot tub and incidental fees.

Scores are beginning to take note of the rip-offs, including NBC News.

Resort fees made their way from hotels to luxury vacation rentals a few years ago. These wallet wasters are prevalent in Beavers Bend. We never gouge guests with these charges at Mountain Vista.

Clouds Rolling In At Mountain Vista

The skies are turning grey for many charging resort fees to consumers. The public has become aware and are fighting back. @KillResortFees is a great follow on Twitter. They’ve been at the forefront of educating travelers for years.

Beavers Bend Fall Foliage Update

We’ve noticed a little change in the leaves on our Mountain Vista property, but nothing dramatic yet. Cooler temperatures over the next few weeks will result in beautiful foliage.

Weekdays are available at Mountain Vista in October and November. Remember to find out how close your cabin will be to other renters. Ask if you’ll be near a noisy bar or highway before booking a luxury Beavers Bend getaway.

Cabin Highway Noise

Cabin highway noise should be at the top of your list when researching luxury vacation properties in Beavers Bend State Park.

Scores of cabins continue to be built in Broken Bow and many are near noisy highways. You arrive and are excited about a few days in a cabin and surprise…Larry the log truck driver is doing 70mph within a few yards of your vacation retreat.

Cabin HIghway Noise

A few of the biggest disappointments visitors experience when arriving at their Broken Bow lodging choice are road noise and having another cabin nearby.

How can you really be sure your cabin will be secluded away from Larry’s loud tailpipe?

Mountain Vista luxury cabin sits on acres of seclusion…away from noisy highways and log trucks. Download our Beavers Bend app for VIP offers and a list of area attractions.

A few dates are available in early March at Mountain Vista. Contact us if we can help plan your Beavers Bend vacation.

Ol’ Larry and his log truck won’t be in the area!

Questions To Ask Beavers Bend Property Managers

Questions to ask Beavers Bend Property Managers

There are many questions to ask Beavers Bend property managers before building or buying a luxury cabin in Broken Bow, OK.

Stepping out of your comfort zone is sometimes difficult if you have no marketing or media experience. It’ll be worse if your cabin management company has limited digital and print marketing experience.

Ask these questions before signing a contract with any property manager in Broken Bow.

  • Do you personally inspect each cabin before guests arrive or leave it up to the cleaning crew to ensure the property is staged properly?
  • Do you charge resort fees to guests and will I get all or a percentage of this add-on charge?
  • Are you an expert in social media, printing and video production to help market my Beavers Bend luxury cabin? Show me examples.
  • You have 30-50 cabins on your website. Tell me about your background with market segmentation to enhance my chance of renting consistently?
  • How do you juggle owning a separate business along with marketing cabins?
  • What is your background in mobile marketing?
  • Will I get the names and contact information of each guest staying in my cabin if I wish?
  • Will I see each maintenance invoice?
  • Do you or the contractor markup maintenance fees on properties because it’s a rental?
  • Do you show professionally produced videos of each property, including complete perimeter shots?
  • Are you an expert in list, database and zip code marketing? Tell me about your background with this in large cities across the country.
  • Do you publish a newsletter and blog? How many people read it?
  • Will you charge my guests insurance fees? What percentage of this add-on fee will I receive?
  • Do you personally own luxury rental cabins?
  • Give me 10-20 of your cabin owners’ names as references.

Will My Beavers Bend Cabin Be Secluded?

One of the biggest questions people want to know when visiting the Broken Bow Lake area is “Will my Beavers Bend cabin be secluded?”

There are about 1,000 cabins for rent in Beavers Bend. Some are cheap, under $100. Many are expensive, well over $400 per night. If you’re choosing an upscale cabin make sure to check references and investigate what the term “secluded” really means on a cabin website.

Look for pictures and video of the property perimeter. Do you homework to make sure there are no cabins 30 feet away…you may not want to hear every word going on at the Jones’ Family Reunion next door!

Mountain Vista in Beavers Bend has three-king bedrooms and private decks boasting a terrific view of nature. When gazing westward, you’ll see a stunning 20-mile of the Kiamichi Mountains. We also have acres of seclusion in the upscale Southern Hills Addition.

The list of “Who’s Who” that have visited Mountain Vista is second-to-none. Dan Boren-former United States Congressman, Jeff Stone-CEO of Skeeter Boats, Toby Rowland-Voice of the Oklahoma Sooners and Jim Traber-Former Baltimore Oriole and OKC radio host, are just a few that have made BeaversBendVacations.com their vacation destination.

We always feature free s’mores kits and firewood. There are no additional charges for cleaning or insurance and there are a few extras that our guests love! You’ll never pay resort fees or incur needless add-on charges at our vacation home.

Will my Beavers Bend Cabin be secluded?

Mountain Fork River

Many luxury cabins in Beavers Bend tend to oversell how many people they can accommodate. We do just the opposite…your comfort is our priority. Scrutinize any cabin stating they can hold 15-20 people. Sleeping bags scattered all over the place isn’t our style.

July is packed at Mountain Vista but we have dates available in August and September. The fall foliage season is only a few months away and it’s one of our busiest times of the year.

Summer Beavers Bend Flooding Update

Summer Beavers Bend flooding update

Summer Beavers Bend Flooding Update…

Warm weather is finally here and we’ve just added a fresh coat of stain to all three levels of the Mountain Vista deck.

Broken Bow luxury cabins continue to be very busy despite the recent flooding. Officials are anticipating that Beavers Bend State Park and Broken Bow Lake will reopen within the next few weeks.

Kurt Adams, Superintendent at Cedar Creek Golf Course in Beavers Bend tells me 11 holes will reopen tomorrow. The remaining seven holes will be available when the water subsides.

Summer In Beavers Bend flooding update

The heavy rainfall has produced thousands of baby pine trees on our acreage at Mountain Vista…they’re scattered everywhere!

June and July bookings are packed at Mountain Vista. Other than June 10-11, we only have the 29th and 30th available this month. The only multi-day reservation open next month is July 6-8.

Scores of people are frantically working to get Broken Bow Lake and Beavers Bend State Park back in shape. The annual Kiamichi Owa-Chito-Festival of the Forest has been moved to the Broken Bow City Park due to the recent flooding.

Remember to do your homework before choosing a luxury cabin in Beavers Bend. Watch for hidden charges for cleaning, insurance, resort fees and firewood. We never gouge guests with these extra bills at Mountain Vista. Many times these fees can add over 20% to your cabin reservation fee.

We created the Beavers Bend app several years ago to enhance your stay while vacationing in Southeastern Oklahoma. Our app gives you local tourist information and our recommendations for places to eat, drink and be merry in Broken Bow. It’s a free download and we occasionally have exclusive “App Only” offers. It also features a link to my Beavers Bend News/Blog.

I appreciate all the great feedback over the past several weeks regarding my Broken Bow flood reporting. Thousands read my blog each month but traffic has picked up significantly recently as people are searching for information.

Fan our Facebook page and the Beavers Bend State Park group page I created years ago. Thanks for reading and make your plans to visit Broken Bow, OK!

Beavers Bend Cabins: 5 Things To Avoid

Beavers Bend Cabins: 5 Things To Avoid

Beavers Bend Cabins, 5 Things To Avoid…You need to consider this information before renting or owning a luxury cabin in Oklahoma. New creative luxury cabin pricing continues to hit the Broken Bow Lake area. Do yourself a favor and “Say No” to these tactics.

1. Paying for firewood… Are you kidding me? You’re in the woods, kenneling is cheap for all of us to purchase. Tell them you can Keep The Fire Burnin’ yourself.

Beavers Bend Cabins: 5 Things To Avoid

2. Paying ridiculous “Resort Fee” charges… I’m not sure what this means, it’s a new fee to visitors of Beavers Bend luxury cabins. I’ve been asked about this one frequently. If you see this charge, ask a few questions.

3. Paying extra cleaning fee charges upfront… If you do this, you deserve to be taken to the cleaners. Leave your luxury cabin tidy upon departure or you should pay an extra charge. Never pay for guest gouging tactics like this.

4. Paying extra insurance fees… This one baffles me and yet scores of visitors continue to pay this unnecessary fee.  Do a little math and you’ll figure out that the cabin management company’s insurance premium + rentals = a great deal for them and a bad one for you.

5. Cabin owners toting the note…As a luxury cabin owner in Beavers Bend for many years, I’ve experienced gouging charges from Broken Bow Lake cabin management companies. If you’re a luxury cabin owner wanting your property marketed properly and ethically, here’s what you need to do:

Demand a nice sign for curb appeal and professionally produced videos and photographs, not the homemade ones you see on various sites. You should also have professionally produced marketing collaterals for your upscale retreat. Don’t settle for minor league marketing.

Affordable Three Bedroom Cabins in Beavers Bend

Affordable three bedroom cabins in Beavers Bend

Broken Bow Lake visitors are constantly searching for affordable three-bedroom cabins in Beavers Bend, but costs can be deceiving if you don’t do your homework.

Many companies are tacking on extra fees of 18-25% in addition to a several hundred dollar per-night charge. Carefully look at the “fine print” before reserving a luxury cabin in Beavers Bend State Park. Lower nightly rates may appear appealing upon first glance, but once you see the guest gouging charges on your invoice, your lighter pocketbook will be begging you to make a wiser choice on your next visit to Broken Bow Lake.

A cabin in Beavers Bend with all king-size beds are rare but at Mountain Vista cabin, we designed it to include all the comforts you should expect from a luxury getaway destination. We feature all-king bedrooms and private decks that boast fantastic views of the Kiamichi Mountains.

Remember, when looking for the best affordable three-bedroom cabins in Beavers Bend, scrutinize the “add-on” charges for extra insurance and cleaning fees. Cleaning fees are included in our price at Mountain Vista.

July 4th Beavers Bend Cabin Tips

July 4th Beavers Bend CabinsI

If you’re looking for July 4th Beavers Bend cabin tips at Broken Bow Lake, elite accommodations are limited by this time of the year. Our holiday bookings are reserved months in advance.

Several potential Beavers Bend State Park visitors will surely cancel their reservations before Independence Day. We once had a tree trimmer scheduled to arrive July 4th…He had an accident, fell out of a tree and nearly died. Needless to say, he couldn’t make it to Mountain Vista the next day! We’re happy to report he’s doing well now but it’s a perfect example that cancellations do happen…here are a few tips to possibly land the luxury Oklahoma cabin of your dreams during peak and holiday dates in the heavily visited Kiamichi Mountain region.

1. Ask to be placed on a  waiting list with a Broken Bow cabin company. If they don’t have one, give them a few demerit points and take your business elsewhere. All reputable property management organizations should have a waiting list for potential guests. We do. Contact us at 405-535-8055 or email [email protected] and we’ll gladly add you to the list in case we have a cancellation.

2. Keep checking cabin website availability calendars. Ours is updated several times daily and if a guest has an emergency cancellation, we announce it to the world on social media and our Beavers Bend app.

3. Get on a luxury cabin newsletter mailing list. If your favorite cabin company isn’t communicating and keeping in touch with you regarding promotions and VIP special offers, find another one!

Our spring and summer dates are filling fast. The next opening at Mountain Vista is June 1-4 and we don’t have a weekend available until August. Remember to book early for weekends and holidays in Beavers Bend! These peak dates are highly sought after and each year we get many phone calls and emails from people wishing they’d have reserved their July 4th Beavers Bend cabin earlier in the year.

Take a hike, play a round of golf, float Mountain Fork River or hire a fishing guide to help you land the big trout and bass that are plentiful in our area. There’s many activities  to enjoy here but remember to relax and enjoy the views and fresh air. There’s a reason two-million tourists flock to our area annually…the scenery is breathtaking here. Especially from our deck at Mountain Vista!

Follow these July 4th Beavers Bend cabin tips and be persistent. Hopefully you’ll be boating across Broken Bow Lake on Independence Day rather than barbecuing in your backyard!
