Choosing a luxury cabin in Broken Bow is often a daunting task for first-time visitors. There are 1,000 cabins available and scores of websites to peruse. How do you choose the right one? Here are my Top 10 Beavers Bend cabin rental tips.

1. Never pay add-on charges for insurance, firewood, cleaning or resort fees. I’ve written about this extensively through the years.

2. Research the cabin owners or property management group. How long have they been in business? If you can’t find scores of positive, verifiable media about them, look elsewhere.

3. Get a secluded cabin. This is one of the top complaints from guests who travel to Beavers Bend. Sometimes it’s difficult to be certain until arrival. Tricky picture angles of cabins can make it look scenic and isolated. Once you arrive at the cabin…boom! You see another cabin nearby and 15 people are doing Karaoke to Bon Jovi in the parking lot! We have acres of seclusion in the upscale Southern Hills Addition.

4. Don’t settle for unprofessionalism. If your emails and calls aren’t returned promptly, kick them to the curb.

5. Don’t allow yourself to be nickel and dimed. Read the terms and conditions on each website. It’s usually a plethora of fees and “gotcha’s”.

6. Check references. We have many public figures that have endorsed us.

7. Look for amenities. Many cabin owners and property management companies are too tight to provide free Starbucks, S’mores Kits, luxury linens and upscale hand soaps. Starbucks is one of many things “on the house” at Mountain Vista.

8. Does the cabin have many repeat guests? Ours are easy to find here on the blog.

9. Is your cabin owner or management company providing state-of-the-art-technology to enhance your experience in Broken Bow? We created Beavers Bend’s first app with Mobile Roadie, a global leader in Los Angeles. Our app wasn’t made in someone’s garage!

10. Trust your gut and do a little homework. If you’re renting from a company with 30-50 cabins on a website, how much attention to detail can they truly provide before your arrival?

Mountain Vista Update

Our 2015 holiday bookings are almost full at Mountain Vista. We have Christmas available with a four-night minimum stay required.

The next few dates available are September 1-4 and 9-17.

We’re always upgrading amenities at Mountain Vista. A new fridge, grill and large screen television in the master bedroom are the latest additions.

July 4th Broken Bow cabins are hot as a firecracker! They’re very difficult to find this close to the holiday and everyone wants one. We’re booked during the 4th but have just opened July 5-8 at Mountain Vista.

If it’s your first visit to the area, make sure you download our app and read my blog for stories on our favorite local hot spots and area information. We also offer VIP specials occasionly.

Beavers Bend will be crowded during this holiday weekend. Make sure to take all the proper precautions with the heat. Be patient with fellow tourists and take a moment to remember why we celebrate July 4th!

We now have high-speed fiber optic internet service at Mountain Vista. We were one of the first cabins in Broken Bow to have the internet a few years ago…it was a big deal back then! Our connection has always been fast but now it’s lightening quick with this latest upgrade. How’s this for an office view?

Plan your fall foliage trip to Beavers Bend now. We receive hundreds of emails and calls during October and November from people wanting to stay at Mountain Vista. Autumn peak dates will book quickly.

You must take the Talimena Drive when visiting Beavers Bend State Park during October and November. I wrote about our jaunt last year.

We’re different from many luxury cabins in Broken Bow. Our 20-mile view is truly second-to-none. Never charging add-on fees has been a huge hit with our guests through the years. You’ll have no resort fees or additional charges for cleaning, firewood, s’mores kits and insurance at Mountain Vista. Do your homework and look for these “gotcha’s” when choosing a luxury cabin in Beavers Bend State Park.

Beavers Bend flooding update…

Heavy rainfall has continued in Broken Bow, OK and many areas near Beavers Bend State Park are flooded. Mountain Vista cabin is high and dry and remains unscathed by the recent severe weather.

Fortunately, Mountain Vista sits atop a huge hill and is in perfect condition. Many cabin companies were forced to cancel reservations over the past few days due to flooding. Portions of the City of Broken Bow and surrounding areas have been without city water service.

All residents reportedly have functioning water services now.

We enjoy a water well at Mountain Vista and have a experienced no issues. We are proceeding as usual with reservations.

Beavers Bend flooding update

State Highway 3 near Rattan, OK and the Kiamichi River bridge is flooded and the road remains closed. Those traveling to Beavers Bend State Park from Oklahoma City will need to take I-40 to Sallisaw, Ok and come down Highway 259 South.

Beavers Bend State Park tourists traveling from Dallas will need to check road conditions near the Oklahoma-Texas border. There are reports of some roads being impassable due to high water.

13 cabin visitors were rescued by authorities on the Mountain Fork River Monday. This is about 15 miles east of Mountain Vista cabin.

The weather forecast indicates a good chance of rain over the next several days near Broken Bow Lake.

Check road conditions before traveling to Beavers Bend. We  have a local weather link on our app. Download it for news and area information.

If you have a cabin reserved during the next few weeks, communicate with your cabin management company to make sure the cabin has running water and is not flooded.

Broken Bow Lake and Beavers Bend State Park remain closed. There are still many fantastic restaurants and shops to enjoy in McCurtain County, even during the rain.

Summer dates at Mountain Vista cabin are filling fast. We have a few weekdays available in June and July. No weekends are open until late August.

Others are charging $25 – $40 for generic s’mores. We always have name brand products and occasional extras such as root beer, gourmet coffee and tea.

If you arrive at Mountain Vista and suddenly realize you forgot to pack Starbucks Coffee, no worries. Mountain Vista has a Keurig machine and we offer many Starbucks varieties at no additional charge.

When traveling to Beavers Bend State Park on a budget it’s important to factor in all the add-on fees many cabin companies charge. The initial rate may look low but hold on to your wallet! Charges for firewood, insurance, cleaning and resort fees will increase your nightly payment significantly.

May is a great month for fishing on Broken Bow Lake.  I visited with Broken Bow’s superstar fishing guide, Bryce Archey, and he reports smallmouth bass and walleye are hitting his line frequently. We offer a “Fish and Stay” package with Bryce where you can enjoy a fantastic day on the lake with him while staying at Mountain Vista.

Do you love Broken Bow and need tips on buying a cabin in Beavers Bend? Here are a few things we’ve learned through the years.

The tourism industry in Beavers Bend State Park is booming and many people have bought into the lucrative action by purchasing luxury cabins in the Kiamichi Mountains. If you’re considering building or buying a current cabin pay attention to the following details…

Building Vs. Buying an existing cabin: If you want to rent your vacation home and are considering building there are pluses and minuses. You can build exactly what you want but the downside is you will lose approximately a year of rentals due to the long construction time.  Luxury cabin construction in Broken Bow is often a slow, tedious process.

Building while living out of town: It can be a nightmare depending on how far away you live from Beavers Bend State Park. The year we build Mountain Vista resulted in about 30 round-trip jaunts to Broken Bow to checkout the progress. Being able to find a builder you can trust is paramount to easing the stress. They’re very difficult to find!

Why is this cabin for sale? There’s usually a good reason a luxury rental cabin is for sale…It hasn’t been renting well! To be a successful in the Broken Bow luxury cabin business your cabin needs to have a unique story. For us, it’s our magnificent views, upscale amenities and seclusion. We’re simply not “just another cabin.” Our aggressive marketing and media experience have helped Mountain Vista become one of the most popular luxury cabins in Oklahoma. We had the cabin rented for many days long before construction was completed.

Who will market the cabin? Do you have the experience to do it yourself? The competition is steep to be successful and it takes much more than a homemade website. Many first-time luxury cabin owners make the mistake of trusting a Beavers Bend cabin management company who already has 20-50 properties available. How will you receive personalized marketing and media attention when you’re competing against this many other cabins on the same website? Will your three-bedroom cabin be recommended by the cabin management company in Broken Bow or the other 15 they have available?

Merry Christmas from Mountain Vista cabin in Beavers Bend State Park! 2014 has been a fabulous year for the Broken Bow Lake area economy. Several new businesses have arrived and more will arrive in 2015!

There’s a new hot dog food truck located near Stevens Gap Restaurant. I’ll have pictures and more info on them soon.

A new winery is being built by legendary female professional bass fishing pro, Vojai Reed. Broken Bow already has a highly successful winery that is a tremendous hot spot in town. Girls Gone Wine is an amazing tourist attraction for Beavers Bend visitors and another will certainly bring more visibility and choices for tourists in the Kiamichi Mountains. We’ll have an update on the new winery soon.

We’ve always admired the tremendous philanthropy Girls Gone Wine does for Broken Bow, OK. They give scholarships to high school students and do earth shaking work for rescue dogs in the  area with their b’ARK wine.

Sherri and I have been involved in AKC Dog Shows for years and have a top-40 nationally ranked Champion Show Dog. Their love for our four-legged pals really touches our hearts. 1. Paying for firewood… Are you kidding me? You’re in the woods, kenneling is cheap for all of us to purchase. Tell them you can Keep The Fire Burnin’ yourself.

2. Paying ridiculous “Resort Fee” charges… I’m not sure what this means, it’s a new fee to visitors of Beavers Bend luxury cabins. I’ve been asked about this one frequently. If you see this charge, ask a few questions.

3. Paying extra cleaning fee charges upfront… If you do this, you deserve to be taken to the cleaners. Leave your luxury cabin tidy upon departure or you should pay an extra charge. Never pay for guest gouging tactics like this.

4. Paying extra insurance fees… This one baffles me and yet scores of visitors continue to pay this unnecessary fee.  Do a little math and you’ll figure out that the cabin management company’s insurance premium + rentals = a great deal for them and a bad one for you.

5. Cabin owners toting the note…As a luxury cabin owner in Beavers Bend for many years, I’ve experienced gouging charges from Broken Bow Lake cabin management companies. If you’re a luxury cabin owner wanting your property marketed properly and ethically, here’s what you need to do:

Demand a nice sign for curb appeal and professionally produced videos and photographs, not the homemade ones you see on various sites. You should also have professionally produced marketing collaterals for your upscale retreat. Don’t settle for minor league marketing.
