I’ve emphasized doing your homework before reserving a luxury cabin in Beavers Bend for years. I took a few pics of area cabins yesterday to help you understand how many are marketed in the area.

These two cabins look fantastic on the Internet, marketed with beautiful pictures, all with tight shots. Why do they only do tight shots rather than showing a perimeter property pic? It’s because you can literally spit and reach the cabin next door and a porta potty! They didn’t show this on the website.

Remember the term side angle side from geometry? Yep, I hated it too, but it serves a purpose here. Always make sure you have pictures of all property sides and angles before booking a luxury cabin in Beavers Bend. We provide videos of our property at BeaversBendVacations.com

These cabins are set on a dusty road near a bar with loud music playing on weekend nights. Unless you like hearing Amarillo By Morning blasting at stratospheric decibel ranges at midnight, you’ll probably want to look for a more secluded getaway location.

Don’t simply settle for what’s on a website. Ask for details. Here’s a few must questions that deserve answers…ask away before renting. This will help ensure that you have an amazing vacation getaway in Broken Bow.

  1. Do you charge cleaning fees? We rent as much as any luxury cabin in Beavers Bend and have for years. We never charge additional cleaning fees. We’ve only had a couple of exceptions when it was necessary to bill guests for leaving the cabin untidy. Make sure you understand what cleaning is expected of you prior to checkout. Leave the cabin tidy and you shouldn’t be billed any cleaning fees with reputable companies.

2. Do you charge for firewood? They’ll love it when you ask this question! If you live in OKC or DFW, firewood is expensive…we know! It’s not expensive to have it delivered in Beavers Bend. Make sure you get free firewood…no exceptions.

3. Do you charge for insurance? Beavers Bend has lots of insurance scams going on. Never pay insurance fees when reserving a luxury cabin.

4. Do you charge hot tub fees? This is a creative guest-gouging add-on charge hitting the Beavers Bend area lately. Our crews clean, drain and sanitize the hot tub between each reservation. There’s no need to pay this charge.

5. Do you charge resort fees? I’m not sure what resort fees are, but I’m sure you don’t need to pay them.

Make it a point to realize when you’re being scammed for additional luxury cabin fees in Beavers Bend. Pet fees are fine, within reason…there’s always a big gamble with a pet staying in a strange place. We’ve been in the dog show world at a high-level for 25 years…You should expect cabin management to be very particular regarding possible pet issues arising.

Tourism is booming in Beavers Bend, low oil prices seem to have little impact on cabin building in Broken Bow. New cabins continue to pop up everywhere…low to high-end.

It’s a good idea to map out exactly where your luxury cabin rental is located before making your reservation. Many are being built near busy highways. Surprise! The sweet sounds of logging trucks and 18-wheelers zooming by at 65 miles per hour isn’t exactly my definition of a relaxing getaway in the forest!

Cabin websites don’t mention this, but it’s something to consider if you don’t know the lay of the land in Beavers Bend. Ask for a 360-degree video of the property before you book a cabin. Don’t simply believe pictures on a website. This will eliminate all surprises upon arrival.

One of the biggest complaints for first-time cabin visitors to Broken Bow is a lack of seclusion. Many are located mere feet away from another cabin. Others are located near a bar or restaurant with loud music playing nightly. How will you know for sure? Ask for the video and do your homework.

Quiet Riot was a great old band, but you don’t want to “feel the noise” when staying in Beavers Bend!

Merry Christmas!

Thank you to everyone that has visited Mountain Vista in 2015. We’ve made many new friends and the feedback regarding our vacation home and stunning 20-mile views has been spectacular.

We knew Mountain Vista would be special when we climbed the hill and stood high-atop a truck to survey the view several years ago. The view took our breaths away but we had no idea about how big the Mountain Vista brand would become…we’re very thankful.

There are scores of cabins in Beavers Bend and many are now becoming simply “rental cabins.” Management companies are building cabins trying to capitalize on the two-million annual tourists that visit Broken Bow. Often, seclusion, luxury and views have been replaced by cabins 20 yards apart and generic amenities. We do things differently

Guests tell us they realize it’s our vacation home and not a glorified hotel immediately after arriving. 2015 has been our biggest year for repeat visitors. We have numerous guests that stayed six-seven times this year!

When the foliage falls in Broken Bow, our views get even better. Each season is truly special near Beavers Bend State Park. We love winter at Mountain Vista. We enjoy the fire pit and hiking the acreage surrounding Mountain Vista and the David Boren Hiking Trail.

When considering a luxury cabin rental in Beavers Bend State Park, make sure you validate a few things before booking.

  1. Seclusion: Many cabin pictures are posted online promoting Beavers Bend and everything it has to offer. Often beautiful pics are posted without indicating there are other cabins only feet away. This is one of the two biggest complaints we hear from people visiting other cabins in the area. 
  2. Add-On Fees: Don’t pay for them. Take you business elsewhere. We received a call last week from someone telling us another cabin company wanted to charge big bucks for a little firewood. This is ridiculous. If there are guest-gouging charges from a cabin company…punt them. S’mores fees, cleaning fees, resort fees, restocking fees, firewood fees…the list goes on and on. A clever new add-on fee name pops up frequently in Beavers Bend. Some cabin companies are charging $40-$100 for s’mores and firewood. They’re always free at Mountain Vista!
  3. Owner Involvement: If owners are highly involved in the cabin you’re renting in Beavers Bend, that’s good. Absentee owners almost always indicate a drop in cabin amenities. Most cabin companies don’t care. They want you booked, then out the door. If you’ve chosen one of 30-50 cabins on a website, you’re just a number. You’ll notice if the cabin owners are highly involved within 60 seconds after opening the cabin’s front door. There’s a difference between staying at a vacation home versus a rental cabin.
  4. References: Our references are easy to find. We’ve enjoyed yet another successful year of great guests at Mountain Vista. Checkout our references and compare.

Checkout their online presence and ability to draw attention to your luxury cabin. How will they be able to differentiate your cabin from scores of others on their website?

Simply owning a cabin and hoping people will visit doesn’t guarantee success in the Broken Bow luxury cabin business. Your cabin must have something unique. For us, it’s the amazing views at Mountain Vista. We’re also not penny pinchers regarding luxury amenities and are fortunate to have developed a loyal following through the years.

Many cabins fail because owners refuse to spend money on upscale amenities. Don’t expect a guest to return to your cabin if they’re paying $400/night and you’re giving them generic paper towels and hand soap. If your bath towels and linens were purchased at the Dollar General Store, your cabin is destined for failure in the luxury segment.

It’s expensive to correctly own, operate and manage a luxury property in Beavers Bend. Make sure you have the necessary funds in place for last minute emergencies. Three appliances and a flat screen television going out in a month can sting your pocketbook!  Congratulations, your hot tub needs replaced…that’s about $6,000.00.

Secluded cabins in Broken Bow with tremendous views are becoming more difficult to find. The booming tourism industry in Beavers Bend has resulted in more cabins and smaller lots. They’re usually only an acre or less and another rental cabin is usually within eyeshot.

You won’t find many pictures like the one above on a website advertising luxury cabin rentals. They don’t want to show you another cabin a few feet away or a noisy, dusty road nearby.

There’s a difference between rental cabins and vacation homes in Beavers Bend State Park. Rental cabins tend to exaggerate maximum occupancy. Vacation homeowners want great visitors and minimal wear and tear on their property. We don’t want to cram you in and charge another $25 per-person.

Our vacation home, Mountain Vista, accommodates six adults and two children. You’ll see other cabins wanting to pack you in like sardines in order to make a buck. Sleeping bags, bunk beds and rollaway couches are the norm for many…not us.

If you’re shopping for good cabin deals, make sure to do the math. Don’t overlook add-on fees; they can tack on up to 20%. You won’t realize it until the final click or two when reserving online. Cleaning and insurance charges along with resort fees will pound your pocketbook into submission. We never charge extra fees and even the firewood is free! Others attempt to charge over $100 for a several day supply.

Others are charging $25 – $40 for generic s’mores. We always have name brand products and occasional extras such as root beer, gourmet coffee and tea.

If you arrive at Mountain Vista and suddenly realize you forgot to pack Starbucks Coffee, no worries. Mountain Vista has a Keurig machine and we offer many Starbucks varieties at no additional charge.

When traveling to Beavers Bend State Park on a budget it’s important to factor in all the add-on fees many cabin companies charge. The initial rate may look low but hold on to your wallet! Charges for firewood, insurance, cleaning and resort fees will increase your nightly payment significantly.

May is a great month for fishing on Broken Bow Lake.  I visited with Broken Bow’s superstar fishing guide, Bryce Archey, and he reports smallmouth bass and walleye are hitting his line frequently. We offer a “Fish and Stay” package with Bryce where you can enjoy a fantastic day on the lake with him while staying at Mountain Vista.
